<p>Its the conditions. . .</p>
<p>Number one, the lender will want to see the entire financial picture from the seller and that could create problems for the buyer.</p>
<p>Next, the bank may want for the seller  to sign a promissory note for the deficiency between the amount owed and the amount your home is sold for.</p>
<p>Finally, the time it takes to get an approval. . .that discourages a huge amount of possible buyers for your property.</p>
<p>My advice. .</p>
<p>Be patient.</p>
<p>Try to avoid being stressed out over something that you are not able to control.</p>

<p><span style="font-size: medium;"><strong>This is regardless if your home is in the market as a short sale or not!’</strong></span></p>
<p><span style="font-size: small;">This  letter is advising you and giving you a formal Notice of Default, which has been filed with the local county recorder’s office.</span></p>
<p><span style="font-size: small;">Many of our clients  don’t understand the significance of this letter or its full meaning.</span></p>

<p><span style="font-size: small;">When we do a short sale for our clients,  we notify the short sale department about your intentions of doing the short sale on your property and sometimes the loss mitigation department may not beware of this fact.</span></p>
<p><span style="font-size: medium;"><strong>“Ignoring their phone calls will not make them stop calling you!’</strong></span></p>
<p><span style="font-size: small;">Communication with your lender at this time is very important. .</span></p>
<p><span style="font-size: small;">Being honest about it and simply informing them that the property is <strong>IN THE MARKET</strong> so they can get paid. . should suffice at this time.. . and then let them speak. .its their job. .nothing personal.</span></p>

<h3>Another unintended consequences is that without the fees or enough fees, your association will not able to fulfill its obligations and even have enough money to pay for the utilities. In that case your condo or townhouse could become a toxic home for sale that no one would touch it.</h3>
<h3>Because of these cascading consequences, I always ask my distressed condo or townhouse homeowners to continue making the HOA / CONDO payments during the short sale process if they can manage.</h3>
